Building Management
We provide the full range of Building Management services to include:
1. The preparation of budgets and service charge accounts
2. Levying and collecting service charges and rents
3. Day- to-day management of the properties to include the commissioning of repairs as necessary
4. Placing of buildings and Engineering policies
5. Health and Safety and security Administration of service contracts to include lifts, communal boilers, entryphone, watercleansing and any others as may be applicable to the building.
7. Administration of PAYE for caretakers and other employees relating to the property as necessary
8. Dealing with assignments, flat alterations and sub-letting
9. Liaising closely with clients on the financial aspects of the property and putting together five year plans for the building to include future costings and level of reserve funds.
10. Emergency out- of- hours service
It is our policy to get to know both the buildings and its leaseholders. The first indication of a problem is often when a resident notices something is wrong and contacts us. We aim to respond the same day– or within an hour if there is an emergency. This builds trust with both our clients and leaseholders and, perhaps most importantly, expenditure is kept to a minimum and under tight control.
It is our policy to keep clients and tenants fully aware of the financial position of their property at all times and their money is held in trust in accordance with current legislation. We monitor payments in and out on a regular basis to ensure accurate financial records are kept of clients’ funds.
